Job Description
Bishop & Co. is seeking an Project Manager for an excellent construction company.
The Project Manager is the primary representative for the project. Responsible for ensuring proper execution of the Prime Contract in compliance with authorities having jurisdiction. Manage the construction process of the project efficiently, professionally, safely, within budget with the specified quality, and on schedule. Work as a team member in conjunction with estimators, architects, owners, subcontractors, the public, and the project team. Oversee the functions of Project Engineer, and Project Coordinator.
ESSENTIAL DUTIES AND RESPONSIBILITIES include, but are not limited to, the following. Other duties may be assigned. Duties may be delegated to direct reports.
Cost Reporting
- Establishes the project budget. Determine cost report breakdown with input from project team and estimating team
- Measures/Inputs quantities in cost report
- Forecasts cost variances on a monthly basis
- Identifies, tracks, and maintains cost report, which accurately reflects the progress of the project
- Prepares and maintains monthly job reconciliation report
- Processes all paper work in accordance with Accounting Department procedures and policies
- Reviews job cost reports and schedule, tracks budget vs. estimate, schedule vs. actual progress
- Ensures project costs remain within the budget.
- Keeps management apprised of project status.
- Analyzes labor production trends and takes appropriate action to optimize productivity.

- Ensures compliance with union requirements
- Ensures union payments are current
- Executes rental agreements for tools and equipment
- Monitors inventory and ensures proper maintenance of rentals
- Ensures rentals are returned timely and in working condition
- Solicits competitive pricing for all materials purchased
- Confirms materials meet specification requirements
- Reviews substantial purchases with project team prior to commitment
- Prepares all Purchase Orders
- Maintains Purchase Order log
- Checks deliveries against delivery tags
- Cost codes invoices and attaches delivery tags for processing by Accounting
- Arranges for temporary utility setup, monthly service, and removal
- Reviews and ensures compliance with Prime Contract requirements
- Prepares all change proposals and change orders to the prime contract with input from project team
- Reviews and qualify subcontractor and vendor bids, select the most competitive and compliant proposals
- Prepares subcontracts with input from project team & estimating
- Confirms subcontract requirements conform with prime contract and construction documents
- Prepares all change orders to subcontracts with input from project team
- Prepares and maintains change order log for prime and subcontracts
- Ensures compliance with project drawings and specifications
- Documents R.C.s
- Prepares and maintain R.C. log
- Prepares and monitors submittal log (see master forms)
- Process submittals by priority and in compliance with the project schedule
- Reviews all submittals for compliance with construction documents including correct dimensions, compatibility and coordination with other trades, and completeness
- Transmits and tracks submittals pursuant to project submittal process
- Manages the overall project schedule including coordination of timely delivery of materials, performance of sub trades, county and state inspections, temporary services, changes, etc.
- Prepares CPM project schedule with input from project team, estimating, and subcontractors
- Maintains a current project schedule, updates weekly to track progress
- Transmits schedule information to subcontractors and owner on a regular basis and keeps them apprised of project progress
- Recognizes and mitigates schedule slippage
- Prepares pay requests for submission to Owner; including lien releases and all required documentation
- Reviews and approves subcontractor and vendor pay requests
- Follows up on outstanding pay requests until payment is received
- Prepares a monthly project report which includes the following:
- Project highlights
- Owner issues
- Updated schedule
- Updated project logs
- Updated cost forecast
- Procures required permits
- Ensures project remains in compliance with all permit terms and conditions
- Prepares and implements Quality Control Program for the project
- Requests and schedules required inspections and tests
- Implements punchlist program
- Interviews and hires project salaried personnel
- Develops project team based on project requirements and skills of staff
- Manages all personnel on a daily basis and develops an understanding of individual skill levels
- Transfers, lays off, terminates project personnel as required
- Motivates personnel to achieve performance targets
- Inspires a positive and constructive working environment on the project
- Leads by serving and treating others with respect
- Maintains accountability in the performance of all personnel
- Coordinates with superintendent and provides necessary information regarding the schedule, budgeting, material acquisition, tools and equipment of the project. Delegates management responsibilities as necessary to ensure proper supervision of all assigned projects
- Conducts weekly team meetings, maintain records
- Conducts weekly OAC meetings, maintain records
- Conducts subcontractor buyout meetings
- Maintains professional relationships with the following:
- Project team members
- Owner or Owners Representatives
- Design team members
- Professional Community
- Subcontractors & vendors
- Inspectors
- Union officials
- Develops working relationships with subcontractors and vendors on all islands and out of state. Evaluates and documents sub performance
- Assures timely completion and documentations of all punchlist corrections
- Assures completion and submission of all closeout requirements

- Maintenance manuals and materials

- Notice of Completion
- Leads project after action review
- Ensures compliance with all federal and state rules and regulations as well as the company safety program
- Ensures all operations are conducted in a safe manner consistent with the company’s safety program
- Conducts safety meetings
- Conducts detailed post-accident investigations
- Ensures subcontractors and vendors are compliant with company safety policies and procedures
- Maintains a safe work environment for all personnel
- Ensures everyone working onsite receives safety orientation training and signs orientation form
- Ensures AHAs are performed prior to performance of work on-site
Education
- Bachelor’s degree preferably in Construction Management, Engineering, Architecture or similar field.
- 5-10 years of hands on Project Management experience in residential or commercial construction.
- Completion of OSHA 30 Hour Safety Course.
- Current Certifications in First Aid and CPR.
- Ability to work well in a team environment and communicate effectively with all levels of personnel.
- Demonstrated knowledge of construction practices, sequences, schedules, methods, etc.
- Ability to read and interpret blueprints & perform quantity surveys.
- Ability to comply with contract specifications.
- Computer proficiency in Microsoft Outlook, Word, Excel and Project.
- Ability to prepare, maintain & monitor a CPM schedule, ability to track and articulate progress and delays.
